Investment Property Metrics: DSCR
Can rental income help you qualify? Real estate investors may have financing options that evaluate the cash flow generated by the investment property rather than relying solely on traditional personal-income qualification.
One important metric is the Debt Service Coverage Ratio (DSCR).
How Does DSCR Work?
DSCR generally compares the property's qualifying rental income with its debt obligations.
DSCR Formula
DSCR = Qualifying Rental Income ÷ Debt Service
For example, if a property's qualifying rental income is $3,000 per month and its qualifying debt service is $2,500 per month:
$3,000 ÷ $2,500 = 1.20 DSCR
A ratio above 1.00 generally indicates that the property's qualifying income exceeds the debt service used in the calculation.
Why Does It Matter?
DSCR financing can provide another potential path for investors, particularly when traditional income documentation doesn't fully reflect the property's investment potential.
For investment properties, understanding the rental income, expenses, DSCR, down payment, interest rate, and cash flow can help you evaluate the financing strategy—not just whether you qualify.
